California law requires all homeowners to immediately correct problems within the unit that may make them habitable. This law applies to traditional and monthly leases. Habitability issues may include, but are not limited to: in the state of California, a landlord or tenant must terminate at least 30 days in advance to terminate a monthly lease if the tenant has stayed in the unit for less than a year. It is necessary to cancel at least 60 days in advance if the tenant has resided in the unit for more than one year.
